Costco is taking the next steps towards building a new, larger warehouse store in Tumwater to replace its existing, smaller location on Littlerock Road.
The proposed 166,000-square-foot facility would be located at 2413 Southwest 73rd Avenue Southwest, next to Interstate 5 near the corner of Littlerock Road Southwest and Tumwater Boulevard Southwest.
The concept site plan for the new Costco warehouse, dated March 17, 2026, includes a car wash, a gas station and a tree tract, as well as 1,037 total parking spaces — 14 at the car wash and 1,023 in the main parking lot.
There are five other open lots at the project site that could be utilized by other businesses.
The concept site plan also includes the construction of a road and roundabout connecting the main Costco parking lot to the gas station, car wash and other open lots to 11th Avenue Southwest and the existing roundabout at Tumwater Boulevard Southwest and Littlerock Road Southwest.
The proposed site is about 2 miles away from the current Tumwater location at 5500 Littlerock Road Southwest. That location opened in 1991 and sits at about 143,000-square-feet.
The decision to relocate the Tumwater store is driven in part by a need for more parking and more in-store space, according to reporting done by local news outlets last year, when Costco had its project feasibility review with the City of Tumwater’s Development Review Committee.
The Development Review Committee conducts site plan reviews at three points in the development process — feasibility, preapplication and site plan submission — to help private and public developments comply with zoning, building, environmental, and utility engineering requirements in accordance with local regulations.
After completing the feasibility review with the Development Review Committee last year, Costco applied for a preapplication review on May 6.
